<p>In a <a href="https://www.frontdoor.com/blog/lifestyle/the-home-features-americans-are-most-interested-in">recent study by Frontdoor</a>, common home features were ranked according to how frequently prospective homebuyers sought out those features using keyword search terms on Zillow. The clear winner was&#8230;hardwood floors. In fact, Frontdoor discovered that the average home listing containing hardwood flooring received 261 views per day. (The second most sought after feature, an open floor plan, got an average of 220 views per listing per day.)</p>
<p>&nbsp;</p>
<p>And that&#8217;s not the only way in which wood floors show up among the top Zillow listings. Another popular keyword search term among homebuyers seeking eco-friendly features was &#8220;reclaimed wood floors.&#8221; Homes with that feature got an average of 209 views per day.</p>
<p>&nbsp;</p>
<p>The folks at realtor.com confirm this trend in their own way. Data from the National Association of Realtors suggests that <a href="https://www.realtor.com/advice/home-improvement/resale-value-hardwood-vs-carpet/">54 percent of homebuyers</a> would gladly pay more for a house containing hardwood floors. (A good thing to know if you&#8217;re looking to maximize your home&#8217;s resale value.)</p>

										<content:encoded><![CDATA[<p><span style="color: #000000;">It’s safe to say that within a few short weeks, the global Coronavirus pandemic has changed life as we know it—at least for a while. While other parts of the world and the U.S. have certainly been hit harder than Oklahoma so far, we are still feeling the sting. A growing number of families have already felt the impact of the disease, either by getting sick or losing loved ones. Schools are closed. Non-essential businesses have been ordered to shut down until April 15. No gatherings over 10 people. And we’re all learning new terms like “social distancing” and “flatten the curve.”</span></p>
<p><span style="color: #000000;">Given the current situation, some of our customers—and those who have work scheduled with us—may be concerned about how these changes will affect their hardwood flooring installations, or how we can all stay safe in the process. We at Renaissance understand these concerns, and we wanted to let you know exactly how we are responding to the crisis.</span></p>
<p>&nbsp;</p>
<h2><span style="color: #000000;"><strong>Here’s what you need to know…</strong></span></h2>
<p><span style="color: #000000;"><strong>Renaissance is open for business. </strong>We are a construction company, and construction is considered an essential sector.</span></p>
<p><span style="color: #000000;"><strong>Our office is open during normal business hours, but our showroom is open by appointment only.</strong> This is to make sure we comply with the current rules requiring no more than 10 people in the same space. If you want to view flooring samples, just call ahead and we’ll schedule an appointment for you. (Remember, we have a <a style="color: #000000;" href="https://renhardwood.com/blog/index.php/2020/03/24/renaissance-is-moving-but-not-far/">new location as of March 26</a>.)</span></p>
<p><span style="color: #000000;"><strong>We have ramped up our safety precautions, both in the office and on job sites.</strong> We are disinfecting our offices several times per day, and we are practicing the 6-foot rule, both with our customers and with each other. (Sorry, no handshakes or hugs for now. This is for your safety as well as ours.)</span></p>
<p><span style="color: #000000;"><strong>No one showing symptoms will be allowed to come in to work. </strong>Enough said. 🙂</span></p>
<p><span style="color: #000000;"><strong>Our work schedules will go on as planned until otherwise stated. </strong>If you have a flooring project in the works, rest assured it is still ongoing. If you plan to have wood flooring installed, go ahead and get on our calendar. No need to wait. We’ll get it done.</span></p>

										<content:encoded><![CDATA[<p>Good news for the new homes market came this month from the National Association of Home Builders (NAHB). According to their <a href="http://eyeonhousing.org/2019/10/builder-confidence-hits-20-month-high/">recent report</a>, builder confidence nationwide has reached a 20-month high. This is due to a year-long housing rebound, continued low mortgage rates and steady increases in the number of new single-family homes being built.</p>
<p>The latest report puts the NAHB/Wells Fargo Housing Market Index (HMI) at 71, up three points over last month, and up 13 points since the start of 2019. The southern and western states (including Oklahoma) have experienced the highest jump in builder confidence. These numbers come from a monthly survey conducted by the NAHB designed to “take the pulse” of builders’ perceptions of the market.</p>
<p>What does all this mean for you? Let’s boil this information down into simpler terms.</p>
<h2><strong>Why Is Confidence High?</strong></h2>
<p>In short, new home builders have had a very good year. Demand for single-family homes continues to rise thanks to a healthy economy, modest prices, attractive loans and low mortgage rates. This has led to more revenue and jobs in the housing construction sector. Builders believe this run of good fortune is set to continue in the months ahead.</p>

										<content:encoded><![CDATA[<p>The national housing market got some good news this week that suggests a strong finish to the year. As <a href="https://www.bloomberg.com/news/articles/2018-08-16/u-s-housing-starts-rebounded-in-july-on-single-family-increase">Bloomberg reports</a>, new home starts were up 0.9 percent nationwide in July after a modest slump, with single-family homes taking the lead over multi-family dwellings. While still slightly below forecasts, the numbers indicate a rebound, thanks to lower taxes and a stronger labor market, among other factors.</p>
<p>In addition, the report says there are another 175,000 new home plans that have received authorization but haven’t yet started—the most in a month since February 2008. This figure indicates a strong construction market for the next several months. Despite the recent slump of the past couple of months, <a href="https://www.krmg.com/news/july-housing-starts-slight-percent-tariffs-bite/3ReLYZ1vZCfbDNR0WX7WbO/">KRMG reports</a> that housing starts are still up 6.2 percent for the year overall.</p>
<h2>More Growth in the South</h2>
<p>According to the government reports, the South is showing the best signs of growth, with permits for new single-family homes at their highest since before the recession—largely credited to more affordable housing markets. Tulsa’s construction market remains robust as land is plenteous and people can generally get more home for the money here than in parts of the Midwest and Northeast.</p>

										<content:encoded><![CDATA[<p><span style="color: #000000;">Oklahoma’s largest home and garden expo is back—and as always, Renaissance Hardwood Flooring will be right in the middle of it! The annual <a style="color: #000000;" href="https://www.tulsahba.com/events/details/tulsa-home-garden-show-19">Greater Tulsa Home and Garden Show</a> kicks off on Thursday, March 8, 2018, and runs through Sunday, March 11.</span></p>
<p><span style="color: #000000;">Held at the River Spirit Expo at Expo Square, the show will feature more than 500 exhibitors. You&#8217;ll find a huge array of the latest products for your home, yard, garden or home improvement project. If you live anywhere in Green Country and plan to make any updates to your personal castle, this expo is not to be missed!</span></p>
<h2><span style="color: #000000;">What to Expect</span></h2>
<p><span style="color: #000000;">Along with more exhibits than your eyes can take in, the expo includes fun events for the family, as well as opportunities to give back to the community. Reasor’s will be back selling flowers to benefit Food for Kids, an outreach of the Community Food Bank of Eastern Oklahoma. And you can also catch food hacker Todd Wilbur and a number of great local chefs showing off at the Oklahoma Natural Gas Cooking Stage!</span></p>

										<content:encoded><![CDATA[<p>An article posted this week in <a href="http://www.builderonline.com/money/economics/custom-home-market-sees-growth_o">Builder Online</a> reveals more good news for the home builders’ market. According to data from the Census Bureau and the National Association of Home Builders, the demand for custom homes continues to surge alongside the entry-level subdivision home market—a strong sign that the housing market as a whole continues its upward swing from the Great Recession.</p>
<p>According to the article, custom home starts for the twelve-month period ending at the second quarter of 2017 were up 2.4 percent from the same period of time over the prior year. After several years of receding numbers after the housing crash—due in part to tightened lending criteria—custom homes now make up about 21 percent of the overall market, reflecting pre-recession trends. (We note a similar trend within the Tulsa home builder’s market.)</p>
<p>While the entry-level home market is expected to grow more substantially as more buyers enter the marketplace, the outlook for custom-built homes still remains positive over the next several years.</p>
<p>This news is especially good for Renaissance Wood Flooring. At any given time, a sizable percentage of our flooring projects are performed in custom-built homes, in part because of our unique designs and in part because of our commitment to using only the highest quality materials. We are excited to see what great new homes Tulsa homeowners will build in the years to come, and we’re pleased to be part of the process.</p>
